The secret to a successful, stress-free build

Embarking on a big building project can be exciting but also daunting with the potential for costly setbacks and delays.

David Hickinson of David Hickinson Architecture says taking the correct first steps will help ensure you avoid unexpected costs and enjoy a smooth-running and stress-free build.

Before asking builders for a quote, you should engage an architectural consultant (AC). David explains the AC will produce a comprehensive design package, enabling the builder to provide an accurate quote and prevent costly and time-consuming alterations throughout the build. The AC ‘s knowledge of planning permission, listed building consent, building regulations, construction design and management regulations is invaluable in avoiding statutory enforcement issues leading to alterations or even demolition.

David said: “Without the design package, the client might assume every quotation they have been given covers everything and will usually pick the cheapest quote. This quote turns out to be an estimate and does not cover everything, which, in turn, leads to additional costs.”

“Development of a design brief and exploring all options with an architectural consultant prior to construction will eliminate many alterations. Messing builders around with alterations throughout the build can lead to increased costs and delays. That’s not to say the AC can’t accommodate alterations, but good architectural input from the outset will significantly reduce additional costs and delays.”

David advises looking for an AC with experience working on projects like yours and with whom you can build a good relationship. Avoid choosing based on cost or a fancy sales pitch and have a clear idea of your budget and goals. Prepare a list of questions to help you assess the AC’s experience.
