Understanding Cottingham

The former Arlington Nurseries has the potential to deliver a diverse range of housing and employment in a sustainable location to compliment Cottingham. The development will support the release of previously private land into formalised community open space for the benefit of local people and enhance the approach to both Cottingham & Hull.

Stratland Limited

Stratland Limited was established in 2021 and has a portfolio consisting of several sites we own or are promoting for landowners throughout Yorkshire.

Live/Work  

The Cottingham neighbourhood plan seeks to build on Cottingham’s history of innovation by encouraging the development of live/work units. This will help to diversify small businesses within the Parish and grow the local economy whilst cutting emissions associated with travel to work. The neighbourhood plan also encourages the provision of small local shops to satisfy local needs outside of the village centre, where there is an identified need.

First Homes

Cottingham is a desirable village, as such previous development has been skewed towards providing executive homes. Therefore, it is necessary to plan for first homes to allow local people to get a foot on the housing ladder.

Private Housing

An element of market facing housing will be provided on the site to help fund the other properties.

Bungalows

The Cottingham neighbourhood plan identified a need for bungalows in the area. Cottingham has an ageing population, with a greater number of residents now over 65 it is deemed 1 in 8 new homes should be bungalows to help meet growing need.

Affordable Housing

The need for affordable housing in East Riding has more than doubled. This has not been reflected in the delivery of homes and has created a significant affordable housing shortfall. The Arlington Nurseries site can deliver significant levels of affordable housing and bungalows.

Serviced Plots

The site can provide serviced plots and an exciting opportunity for people to build their own home in East Riding. Custom build homes are becoming more popular, with land difficult to acquire.

Doctors/Dentist Surgery

Further to feedback from the Public Consultation Event, we are also exploring the opportunity to deliver a Doctors/Dentist Surgery. This will involve a review of the local requirement and existing facilities.
